Community Spotlight - Non-Gated Communities Part 2

As a follow up to last weeks community spotlight, I wanted to continue to highlight the pros and cons of non gated communities. The neighborhoods below vary significantly from last week's Logan Woods, Oakes Estates, and Golden Gate Estates. All of these neighborhoods sacrifice lot sizes and privacy when compared to last weeks communities. However, generally, the prices are even more affordable in these locations.

Quail Run

Pros:
Golf Membership Optional
Quiet Neighborhood
Good School District

Cons:
Located in one of the busiest sections of Naples

Naples Park:

Pros:
Very close to the beach (1-2miles)
Situated right outside of Mercato's popular nightlife
Good School District

Cons:
Small lot sizes
Not ideal for families with young children (busy streets)

Regent Park:

Pros:
Convenient to i-75
Good School District

Cons:
Located off of a busy road

Happy Thanksgiving!

As the States are not the only ones who celebrate the holiday, let's see how our neighbors, Canada and Puerto Rico celebrate each of their Thanksgivings.

Canada's Thanksgiving occurs in October and in general does not different much from the U.S. version of the holiday. However, they do have food variations such as the Ontario traditional food, tomato aspic (molded, jellied tomato juice).

Puerto Rico celebrates Thanksgiving the same day as the States, but with decidedly different foods. The Turkey is roasted and stuffed with mofongo, also known as “Plantain Balls”. Some foods you might sample on a Puerto Rican table are boiled bananas in garlic sauce called “Guineos en escabeche” and rather than Pumpkin Pie you may eat dulce de leche, a custard made from caramelized milk.

No matter how or where you celebrate the holiday remember the most important aspect of the day, be grateful for all you have.

Happy Thanksgiving everyone!

Restaurant Review - AZN

I'm guessing most of you have been to this restaurant or have at least heard of it from a number of your local friends or fellow vacationers.

AZN at Mercato is one of the town's most popular restaurants with its high quality Asian inspired menu items. If you're a fan of PF Chang's food then AZN is a must try.

One of the best things about this restaurant is you can order anything on the menu and walk away satisfied.

For a quick glimpse of the menu, visit their website

Community Spotlight - Non-Gated Communities Part 1

This week we are taking a break from gated golf and country club communities to feature some lesser known communities that have excellent features of their own.

Specifically for this week's community spotlight I wanted to list the pros and cons of choosing homes in Logan Woods, Oakes Estates, Urban and Rural Golden Gate Estates.

These communities while not gated or situated on a lake or golf course have amenities of their own such as ample lot sizes at affordable prices.

Pros:
  • Prices start in the $200s
  • Lot sizes which can range from quarter of an acre to 2+ acres
  • Quiet locations away from hustle and bustle
  • Logan Woods and Oakes Estates are both very close to i-75 exits 107 and 111 (respectively)
  • Good School Districts
  • No Pet Restrictions
  • No HOA's
Cons:
  • Locations can be far from town and conveniences, especially Golden Gate Estates There is potential for Publix and CVS to be built in the Estates
  • Golden Gate Estates is a good distance from Naples' nightlife
  • Longer work commutes
  • Logan Woods and Oakes Estates, while closer to town, have a significantly higher price point
Ultimately, these neighborhoods are great for the family oriented who would like quiet streets for their children to play on and to be surrounded by nature. All of these communities are a welcome get away for the hectic city life.

Be sure to read next week's Community Spotlight where I will highlight some other non-gated affordable communities

Restaurant Review - Daruma Japanese Steak House and Sushi Bar

All Photos By Brian Brillon

Do you want to go somewhere exciting for dinner? Maybe a dinner and a show? How about an assortment of meats and fish to combine for an ultimate surf and turf dinner?

Daruma is a Japanese Hibachi Steakhouse located just off of Vanderbilt Beach Blvd and Gulf Shore Dr in North Naples (directly across from the Ritz Carlton.) There are two dining options available, regular plated dishes on the Sushi bar side or hibachi grill on the other side of the restaurant. Both meals offer soup, salad, rice and your choice of entree meats.

If you have young children or the young at heart in your group, sit at a hibachi table. The chefs will put on a show ranging from catching shrimp in their hats to creating volcanoes out of sliced onions.

For a romantic dining experience choose to sit on the bar side where you can have a quiet conversation with your other half.

No matter which dining option you choose, Daruma food will surely impress even the most finicky palates.

Naples Pier Reopens

All Photos by Brian Brillon

As of Friday November 13th at 5:30pm the Naples Pier reopened after four long months of renovations. The pier is now 1000 feet of Brazilian Ipe wood which is extremely dense as well as fire and rot resistant.

In addition to the pier receiving a face lift, the bathrooms have been completely overhauled and are lined with easy to clean epoxy flooring. The amount of stalls has also been increased and there is now a family restroom which can double as a changing room. The new bathrooms will not be officially open until December.

The pier cost roughly 2.4 million dollars which was part of the tourist development tax.

Restaurant Review - Aurelio's Pizza

Aurelio's Pizza has been a Naples favorite since the 1990's. Now located in the Naples' Coastland Mall, Aurelio's serves up some of the tastiest thick and thin styled pizzas.

If you're not in the mood for a regular pizza Aurelio's also offers an assortment of salads, sandwiches, and pastas.

Make sure you save room for dessert as Aurelio's has a wonderful Deep Dish Cookie which contains half a pound of cookie dough topped with Vanilla ice cream!

Make sure you stop in early, as this restaurant tends to fill up shortly after 6pm!

Have any pictures or comments relating to Aurelio's? Leave me a comment below!

Rather than write a blog post relating to Real Estate news or our community today, I wanted to take a moment to say thank you to all of the Veterans who have served in the United States military.

I hope as you go about your day that you will think of all those who served in the Korean, Vietnam, Afghanistan and the other wars throughout our nation's history.

Southwest Florida Real Estate Market Update

Everywhere you turn it seems that there is yet another article showing the housing prices climbing in Southwest Florida. Some of you may be excited as your home value is nearing what you had hoped to sell it for; while others are searching for a home that is within their price range.

One thing that is certain in the Southwest Florida real estate market is fluctuation. Prices have steadily rose since the market crashed a few years ago, but are not completely back to where they were prior to the housing crash.

If you are considering buying or selling a home, now is the time to enter the market. It is currently at the perfect middle ground for everyone to take a share of the pie. Prices are neither too high nor too low; it is both a buyer's and seller's market.

If you have any questions regarding the real estate market, feel free to leave a comment below or you can email me directly at ajansathan@gmail.com

Halloween History

Since yesterday was Halloween and today is All Saints' Day I thought it would be fun to share a little history on the holidays.

Fun Facts:
  • Halloween is thought to have originated from the Celtic All Hallow's Eve Holiday “Samhain”.
  • Nov 1st was the Celtic New Year.
  • In the 8th Century November 1st was designated as a day to honor saints.
  • Around 43 A.D. The Romans combined their holidies, “Feralia” and Pomona with the Celtic “Samhain”. The symbol for Pomona was an apple and it is said tthat bobbing for apples on Halloween was inspired by this.
  • One of the first American versions of Halloween were “play parties” which celebrated the harvest. Community members would tell Ghost Stories, tell fortunes, and participate in mischief making.
  • Trick r Treating began in the 19th century due to the famine in Ireland. Neighbors would go from door to door in costume asking for food or money
  • Women throughout the centuries often used the holiday to try to identify their future husbands through various rituals including naming hazelnuts or tossing apple peels over their shoulders.
  • By the 20's or 30's Halloween formed into what we are familiar with today including Halloween parades and town parties. Trick r Treating became a common practice by the 50's

So there you have it, some facts about All Saints' Day and Halloween throughout the centuries!

Know of any other Halloween or All Saints' Day facts that I didn't mention? Add a comment below!

Fun Weekend Ideas - Everblades Hockey Game

Want something fun and different to do on the weekends? With Hockey season back upon us now is the time to watch a game at Germain Arena. The arena is located just off of the Corkscrew Exit of I-75, behind Miromar Outlets.

The Florida Everblades were founded in 1998 and have gone on to the Kelly Cup three times, winning in 2012. The games are never short of entertaining between the goals on the ice, the cheerleaders pumping up the crowd and Swampee's entertainment which includes tee shirt giveaways and other prizes.

Want to see the game but with a birds eye view instead of in the crowd? You can dine in the arena's restaurant or purchase box seats for the season. For season ticket prices click here

Check out the Everblade's schedule here

The next home game is October 21st.

Top Beaches To Visit In Collier and Lee Counties!

Has it been a while since you've visited the beach to soak up some vitamin D? Well now that the humidity has dropped and you'll no longer be sweating as you sunbathe, here are some of the top beaches to visit in Collier and Lee Counties!

Vanderbilt Beach (North Naples)

Located on the corner of Vanderbilt Beach Rd. and Gulf Shore Dr., this beach has ample parking due to the garage just south of the beach entrance. In addition, across the street are both the Ritz Carlton and some little eateries. Overall, this beach feels like a mini Ft Myers beach.

Lowdermilk Beach (Central Naples)

Like Vanderbilt Beach, Lowdermilk also has some eateries and shops across the street but is the full beach experience in many ways. The beach has on site parking, a playground, volleyball court and a snack stand. In addition, there are beautiful grassy areas to take some photos or picnic. If you're lucky (or early) you maybe able to snag some shade under one of the tiki umbrellas!

Olde Naples Beaches (South Naples)

The Olde Naples Beaches are wonderful because you can park off of any of the streets that have metered parking and venture right up to the sand. If one street's parking is full, you can venture a block or two over and find a good spot.

Tiger tail (Marco Island)
Tiger Tail Beach in Marco Island is a very different experience from the Naples Beach. This beach contains both a lagoon and access to the actual Gulf of Mexico. Be advised the trek out to the Gulf is a bit of a distance so you may want to bring your towels and umbrella in a wagon or cart. The quiet lap of the waves and the views are completely worth the walk.

Dog Beach (Bonita / Lovers Key)

For animal lovers, like me, nothing is better than having a place to bring my pooch! For dogs who aren't afraid of getting wet, the dog beach in Bonita is always full of friendly dogs looking to make a splash! Tip: Go during low tide or you'll be walking through a river out to the beach.

Fort Myers Beach

Fort Myers Beach is the epitome of fun in the sun, with shops, eateries and a wide range of ages and nationalities. This hot spot feels more like Miami Beach than the west coast of Florida.

Note: Dogs are allowed on all Lee county beaches, but must be on a 6ft leash at all times (unless at the dog beach in Bonita/Estero)

Are there any other beaches to be mentioned? Leave a comment below!

Whenever I come across an amazing local restaurant I like to share it with you all.

Flippers on the Bay is located in the Bonita/Estero beach area tucked into Lovers Key Resort. This quaint outdoor restaurant will have a familiar feel to those who frequent The Dock at Crayton Cove in Naples or Coconut Jack's in Bonita Beach.

Key Lime Coolada

Why you should visit this restaurant:
  • Food is high quality but the dining room has a relaxed, beachy atmosphere
  • Service is phenomenal, the servers are extremely knowledgeable of the menu and attentive
  • Dolphins visit almost daily at sunrise and sunset
  • Plenty of natural entertainment with boaters, jet skiers and paddle-boarders passing by
  • Great place to begin or close out your day with breathtaking views of the bay

Ten Tips For House Hunting

  1. Before you set out on your search, meet with your bank to find out how much you are pre-approved for. This way you can better judge what your true budget is.
  2. Check out your mortgage options. Are you a veteran? Are you a first time buyer? There are special options out there depending on what category you fit into.
  3. Create a budget. Include how much you are pre-approved for, how much you would like to put down and how much you would like to pay a month. Don't forget to average in things like utilities and taxes
  4. Scout out neighborhoods. Do you want to be close to the beach, good schools and/or popular outdoor areas? Keep in mind things like school districts and parks affect property values.
  5. Know market values and trends. This is something you can start finding online, and your Realtor can also provide you with comps.
  6. Make sure you provide your Realtor with clear expectations, what's more important to you, the screened in pool area or your budget? Which leads me to my next point...
  7. Have a needs list. Have a list in your head or on paper that keeps you focused on what your absolute needs are for your home.
  8. Check out Open Houses! Take the time away from your computer search to actually get out there and see the neighborhoods you're interested in! Seeing a home in person can give you a much better idea of if it's really what you're looking for. Plus it's a fun way to spend a day!
  9. Keep your focus on what cannot be changed in the homes you are seeing. Are you happy with the layout? Where does your backyard back up to?
  10. Most importantly, HAVE FUN! Buying a home should not be a chore, it should be an adventure!

Best Places to Visit - Naples Botanical Gardens

The Naples Botanical Gardens is the ultimate get back to nature escape during season!

The gardens were originally constructed in the early 2000's but closed in 2008 to become the “Gardens with Latitude” we now know them as.

Throughout the year there are special events like the Winter Solstice, complete with holiday ornaments and Christmas lights strung through out the trees. In addition, there are weekly activities such as the outdoor yoga course and even dog friendly days of the week!

Both annual membership (ranging from $80-$1,500) and single day tickets, which are under $15 for adults, are available for purchase online or in person.

Must Visit Spot In Naples

Centrally located in Naples is Fred W. Coyle Freedom Park. This 50 acre wetlands area is home to various birds including Egrets, Great Blue Herons as well as Alligators, Snakes, Raccoons and the occasional Otter.

The park is split into two sections, one accessible by boardwalks that loop down to the Gordon River and the wetlands area filled with multiple ponds that you can weave through via boardwalks and paved paths.

If you have a green thumb or are just interested in plant life, Freedom Park has numerous amounts of local vegetation.

After you've had your fill of animal watching, you can stop into the educational facility on site to determine what type of birds or turtles you spotted along the trails.

Note: If you enjoy taking Fido for a walk, the park welcomes pets that are kept on a 6ft leash at all times.

Ultimately no matter if you're a plant, bird or Alligator lover, Freedom Park is a great place to take a few minutes out of your day to relax and get back to nature.
