Ten Tips For House Hunting

  1. Before you set out on your search, meet with your bank to find out how much you are pre-approved for. This way you can better judge what your true budget is. 
  2. Check out your mortgage options. Are you a veteran? Are you a first time buyer? There are special options out there depending on what category you fit into. 
  3. Create a budget. Include how much you are pre-approved for, how much you would like to put down and how much you would like to pay a month. Don't forget to average in things like utilities and taxes 
  4. Scout out neighborhoods. Do you want to be close to the beach, good schools and/or popular outdoor areas? Keep in mind things like school districts and parks affect property values. 
  5. Know market values and trends. This is something you can start finding online, and your Realtor can also provide you with comps. 
  6. Make sure you provide your Realtor with clear expectations, what's more important to you, the screened in pool area or your budget? Which leads me to my next point... 
  7. Have a needs list. Have a list in your head or on paper that keeps you focused on what your absolute needs are for your home. 
  8. Check out Open Houses! Take the time away from your computer search to actually get out there and see the neighborhoods you're interested in! Seeing a home in person can give you a much better idea of if it's really what you're looking for. Plus it's a fun way to spend a day! 
  9. Keep your focus on what cannot be changed in the homes you are seeing. Are you happy with the layout? Where does your backyard back up to? 
  10. Most importantly, HAVE FUN! Buying a home should not be a chore, it should be an adventure!
